The Shelby County Kentucky Planning and Zoning Commission Meeting is scheduled for today 12-18-2007. Some of the points of discussion include a possible amendment, change, or revocation, or modification of a green space landscaping buffer requirement that was implemented 2 years ago.
One of the modifications to the adopted plan would include lowering the amount of plants/trees that a real estate developer would be required to install for a development. Currently, a real estate developer is required to to place approximately 15 or 16 trees per 200′ of road frontage. The modification would reduce the amount of plantings to 4 trees.
Part of the motivation for the change has come from real estate developer’s complaints that the requirements were cost prohibitive to do business in Shelby County Kentucky. This would in turn slow the local economy for growth as business were located in adjoining Counties.
On the other side of the issue are some residents that are concerned that to save real estate developers a few dollars, they are the ones that could potentially have to live with any eyesores, remnants or mistakes that the developers leave when their real estate development is finished.
Both have valid points - and it should an interesting discussion today at the meeting.
Additional topics for the meeting include:
Clarification of the rules for what types of development are permitted for interstate interchanges. This issue is primarily being driven by the recent annexation of property south of the I-64 interchange by Simpsonville Kentucky.
A discussion of a proposed dividing of the Gravett farm located on Antioch Road.
A discussion of a proposed dividing of the High View Estates located at 2728 Christianburg Road.
A discussion of a proposed dividing of the Snider farm located at the 700 and 800 blocks of Southville Pike.
