Shelbyville KY Real Estate Development Catalpagreen

The Shelbyville Kentucky newspaper, the Sentinel-News, had a good article in their Friday January 18 2008 edition regarding a new Shelbyville KY real estate development known as Catalpagreen. The 120 acre project includes 239 units (175 single family homes, and 69 patiohomes) is located off Ardmore Lane and US 60. The project is being developed by local Louisville real estate developer Canfield Development. Canfield Development has done several developments within the Louisville real estate metropolitan area including Prospect, Jefferson County, and Oldham County. Their reputation is generally well received.
The units for each of the homes for sale will have size ranges from 1200 sq.ft to 2400+ sq.ft. Prices are currently estimated to be from $150000 to upwards of $400000. Approximately 34.5 acres of the development will remain as green space and will include wooded trails for residents to supplement the 6 miles of sidewalks for use by pedestrians within the community.
The Catalpa green plan was approved unanimously by the Shelby County KY Triple S Planning and Zoning Commission.
But, the Catalpagreen plan did meet with some resistance by persons that own some nearby property close to the real estate development. One neighbor, Karen Frickey who owns a Shelbyville KY farm for Saddlebreds on Harrington Mill Road wonders how this development will impact her business. The developers have attempted to put her concerns at ease by stating that they will conduct sound tests and if the noise or intrusion level warrants it, they will construct walls or a natural barrier as a means of protection for her horse farm.
Another neighbor Joyce Sanford had other concerns. When the Walmart Supercenter on KY 55 was built, the blasting for construction of the sanitary sewers through the rock, damaged her basement - and that development is several thousand feet away. This development is nearly in her back yard, and is likely to have blasting as well for its initial construction. The developers have stated that they will have preblast surveys conducted and have agencies on site to handle any complaints that neighbors may have during construction.
The Catalpagreen real estate development could begin as early as February 2008 - and will proceed at a rate in keeping with the demand for the units. This is one of the first large developments that will be offering new homes for sale in Shelbyville KY along with many of the newer amenities that people are coming to expect and demand for a new home.
This development is part of an overall development company called WAZE Development Company LLC - who owns 555 acres in total, of which the Catalpagreen development encompasses 120 acres. The remaining property is proposed for mostly single family residential homes as well as a new Shelby County KY school is scheduled to be built just west of the property.
